Spring Hills Family Dentistry Looks to the Future

NOTICE IS HEREBY GIVEN THAT THE PLANNING COMMISSION - SITE AND ARCHITECTURAL REVIEW BOARD OF THE CITY OF GRAND TERRACE WILL HOLD A PUBLIC HEARING TO CONSIDER THE HEREIN-DESCRIBED PROJECT AT THE ABOVE TIME AND PLACE. 

Site and Architectural Review 23-23, and Environmental 23-10: An application to develop the vacant 1.67-acre property located at the corner of Mount Vernon and City Center Court with a two story 10,000 square feet dental office building. The Project will also include landscaping, trash enclosure, parking lot, an underground retention system, and a solar canopy for cars. The Project will necessitate a Lot Merger for APNs: 1178-01-109,1178-01-110, and 1178-01-111 that will be processed administratively. 

Applicant: Firestation Properties LLC, represented by David Lang

Project Location: A 1.67-acre vacant site that fronts Mount Vernon Avenue and City Center Court, (Assessor Parcel Numbers: 1178-01-109, 1178-01-110, and 1178-01-111.) The project site is located within the Barton Road Specific Plan (BRSP) Village Commercial (VC) Planning Area 2 (P.A.2.). 

Environmental Determination: Categorical Exemption. Pursuant to CEQA Guidelines Section 15332 In-Fill Development Projects. Class 32. This section pertains to a project site that has no value as habitat for endangered, rare, or threatened species and is located on a project site of no more than five acres and substantially surrounded by urban uses.  The site can be adequately served by all facilities and public services and is consistent with the General Plan and designation and regulations.

Anyone desiring to comment on the Project may appear in person and will be given the opportunity to do so before the Planning Commission at the herein-described Public Hearing. Pursuant to Government Code Section 65009(b)(2): “If you challenge the nature of the proposed action in court, you may be limited to raising only those issues you or someone else raised at the Public Hearing described in this notice, or in written correspondence delivered to the public entity conducting the Public Hearing at, or prior to, the Public Hearing.”

The City of Grand Terrace wants you to know that you can also submit your comments by email to ccpubliccomment@grandterrace-ca.gov. To give the City Clerk’s Office adequate time to print out your comments for consideration at the Public Hearing, please submit your written comments prior to 5:00 p.m. on the date of the Public Hearing; or if you are unable to email, please call the City Clerk’s Office at (909) 954-5207 by 5:00 p.m.
